1. Our experience has taught us that adhering to a strict formula is the key. We determine an After Repair Value (ARV), minus 70% which equals the maximum we can offer on a property.
2. We walk through the property and determine "top to bottom, room by room" what we will
hve to spend on repairs and how to maximpze the potential fo the overall investment.
3. We are able to purchase the property significantly below market value
4. We improve the property, creating additional equity and security for the Private Lender
5. We often times hold properties in our personal portfolio and place well qualified residents, who pay rent, as an additional repayment source of income, protecting the Private Money Lender
6. We always invite our Lenders to preview the property...at anytime!
EVEN MORE PROTECTION:
1. Promissory Note. this document is signed at the time of the investment closing and reflect the terms agreed upon by all parties.
2. Deed of Trust/Mortgage. This is the document that is recorded by the title Company at the time of closing. Once this document is recorded, it becomes of public record. Equity Wealth Builder cannot sell or additionally lien the property without notifying and paying off the Private Loan in full.
3. Lender's funds are NEVER pooled.
4. Title Policy. Equity Wealth Builders will purchase a Standard Title Policy and a Lender's policy.
5. Liability Insurance: Equity Wealth Builders purchases a General Liability Insurance Policy which provides a Certificate of "Additional Insured" in the name of the Private Lender.
Steps in Locating And Securing Investment
- We locate a potential investment
- We conduct a thorough analysis, including a lien and title search, property inspections, and verification of all financial information
- We process qualifying property to determine potential return for us and our our investors
- We present our proposal to our Private Lender along with a Return Worksheet
- Once the Private Lender agrees to fund the transaction, all legal documentation is prepared
- The Private Lender funds directly to closing title company
- Liens on the property are cleared and the transaction is closed
- We service the transaction.
- At the end of the agreement period (few months, in short-term investments such as "buy, fix and sell" to few years in longer-term investments), a lump-sum payment of returns is made to the investor, as per the Return Worksheet
